What makes my project a new build?
New builds aren’t always about building brand new structures on undeveloped land. Even if you’re knocking down a structure and building another in its place, those plans will be classed as a new build if more than 50% of the structure is new.
If new build planning permission is difficult in your area, you might have to keep more of the existing walls in place and approach it as an annexe or extension instead. If that’s the case, we can advise you on where adjustments can be made without compromising on your vision.
What type of land is best for a new build?
When it comes to planning permission, having the right type of land is so important. For example, it’s much easier to get approval if the principle of development is already there – such as building a house to the side of yours if you’re in an end terrace home.
With a decade’s experience in architecture and liaising with planning officials, MVA will help you get your head around the land you have to work with, what’s possible in the space, and if there are any issues that might hold up planning.
